Initial Consultation

We’ll chat over coffee and determine the type of home that suits your lifestyle. Together, we’ll set timelines, expectations and put a plan in place

Pre-approval

Meet with a mortgage broker, know your budget and get a rate hold

Property Search & Schedule Showings

You’ll receive new listings based on your housing criteria via email. I’ll schedule a private viewing at your convenience

The Offer Process

Before we place an offer, I’ll help you understand the market sales & transaction process, and contract provisions.

Offer includes: 

  • Offer Price
  • Deposit ( holds the property until completion and forms part of the purchase price. Usually 5% of the offer price in the form of a bank draft or wire transfer, due upon subject removal)
  • Terms & Conditions 
  • Possession date

Seller can accept, counter or reject offer.

Terms & Conditions

Usual subjects include:

  • Financing
  • Home inspection
  • Reviewing Strata Documents (condos)

Other terms may include:

  • Taking over the tenant
  • Identifying chattles & fixtures that will be included in the purchase

Once an offer is accepted, you have 7-10 days to remove subjects. Contract is only binding if subjects are removed & deposit is paid

Completion & Possession Day

  • Meet with mortgage broker
  • Obtain home insurance
  • Meet lawyer/notary for title transfer

Possession – Receive the keys to your new home
